The Steps for Easy, Hassle-Free
Home Ownership

1.⁠ ⁠Expression of Interest and Introduction

If a home or project catches your eye, simply click the Enquire button. Once registered, we'll get in touch for a first introduction to get to know each other and understand your needs in more detail. We are here to help and guide you to make a well-informed decision about purchasing a villa.

2. Purchase Application

After you have decided to purchase a villa, we will send you the purchase application to formalise your firm intent to buy. This step ensures that your choice is recorded and begins the process of securing your new home.

3. Our Screening

After we receive your purchase application, our buyer screening process begins, focusing on aligning with our values of respect, integrity, and kindness, ensuring our community supports harmonious living. We'll review your application, perhaps ask a few more questions and require proof of funds to confirm your financial readiness.
Note that buyers must be at least 25 years old with financing in place.

4. Contract Signing

After completing the screening, we send out contracts and schedule an online meeting to review all the details. This ensures you fully understand your investment before moving forward. Contracts are typically signed electronically within 10 days of the meeting. If not signed within this period, the property will be offered to the next prospective buyer.

5. Interior package selection

Select your preferred interior option:

1.Unfurnished: Start with a blank canvas and add your personal touch. Fixed furniture is included.

2.Furnished: Comes with furniture only, allowing you to decorate yourself.

3.Turnkey: Move into a completely outfitted home, including artwork and decorative lighting.

6. Moving in

Inspection and commissioning are conducted to identify and address any construction defects. We encourage you to join the final inspection, giving you the chance to spot any issues before moving in. This usually occurs a few weeks before the handover.
On handover day, we'll officially welcome you to your new home. You'll attend a meeting where we'll provide all necessary documents, manuals, guarantees, and keys to your property.

7. Warranties & Insurance

We provide 18 months warranty for any defects in the property, excluding normal wear and tear. Together, we'll hold the contractor accountable for any issues that arise during this period. We also recommend that you secure full coverage insurance effective from the handover date. After handover, you will be responsible for any damages to the property.

8. Property Management

Property management at Urban Cribs Bali covers various responsibilities. Contact us to customise a plan that fits your needs. The mandatory common area and sinking fund fee is paid in advance every six months and includes all costs of operating and maintaining shared spaces such as security, up-keep of roads, playgrounds, walls, gardening, electricity, garbage disposal and cleaning to name a few. This fee is shared among all villa owners and may be adjusted if operational costs increase.
