Ownership and Investment

Unfortunately, there are no financing options for foreigners in Indonesia. You will need to secure financing in your home country before buying a villa.

Yes, absolutely! Foreigners are legally permitted to own leasehold properties outright in their names in Indonesia. The process does not require you to reside in Indonesia, obtain a visa, or have residency status. You can purchase a leasehold property and have it registered entirely under your name. Construction of phase one will start in September 2024 and we expect to have the first villas ready for moving in Q1 of 2026. The project is expected to be finished early 2027.

You will be compensated for any delays that might occur extending over the deadline of completion. The amount will be stated in your contract.

We have secured a 18 months warranty from our contractor. This means that all defects that might occur during the first two years from final inspection, excluding normal wear and tear, will be fixed without any cost borne by the owner.

The payment plan depends on when you sign your contract. Payments will always follow the progress of construction of your villa. If the villa is close to completion you will pay more than if we just started to build your villa. Generally the price is lower the earlier you buy it.

No, Wabi-Sabi villas can only be bought as leasehold.

The initial lease is 30 years, or until 1st January 2054. You have the option to extend for another 30 years or until 1st January 2084. The price will be negotiated at the time of extension and based on the market price. The earlier you extend, the lower the cost, and the better the investment.

You can choose to have the villa delivered turnkey, furnished or un-furnished. All built-in and fixed furniture is always included.

Yes of course. You can re-sell the villa when ever you want. The traditional and easiest way is to appoint a broker and they will sell it on your behalf.

Taxes for buying and selling the property depends on the ownership structure and several other factors. Such as if you are resident in Indonesia, is the ownership private or corporate. Generally regarding rentals you will be taxed 10% of the gross revenue as a direct tax. Additionally there are profit taxes and dividend taxes to consider if owned in a corporate structure. As a private person the equivalent would be withholding taxes 10 or 20 % depending on if you are resident or not. We highly recommend that a clear strategy is decided upon before buying. Not finishing is not an alternative for Urban Cribs. Regardless what happens we will complete the project. What ever amount you have invested in your villa we have already invested much more. Urban Cribs has made significant investments buying the land and buiding the complex. We are heavily invested and commited to finish or we loose our investment. We have nominated an experienced contractor and just like you we are paying after actual progress, to mitigate risk.

At Wabi-Sabi Villas, costs for the operation and upkeep of the common areas, which are utilized jointly by everyone. Such as security personnel, upkeep for roads, playgrounds, watering plants, electricity, garbage disposal and cleaning, to name a few, are shared equally by all villa owners. This fee is mandatory and payable quarterly in advance. This system guarantees that the area will be kept in good working order for all future. Also ensuring the properties value and the appeal of the area is intact. Since all owners share these cost, they are significantly lower compared to a stand alone villas .

Location & Neighbourhood

There are several options. However, Pepitos stands out as a favorite supermarket with western style brands and products. There are two stores within a 5 minutes ride. One is located in Perenenan and is a bit more crowded. The second one is on the main road in the other direction towards Tabanan. So on your way home from both directions you will pass it.
